Questions operators ask
What exactly do I own?
All the code and data. No license fee, no lock-in.
How do OTAs like Expedia and Booking.com connect?
Through an established channel manager your PMS connects to.
How long does a build take?
It depends on scope. Your launch date is set in writing on the build call.
What if you go out of business?
Your PMS keeps running in your own account. Any developer can maintain it from the code you own.
How much does it cost?
One fixed price, $25,000 for most portfolios, quoted in writing before we start. There are no per-room or monthly license fees. Hosting is a small monthly cost you pay directly to the provider.
Is the price really fixed?
Yes. The price for your agreed scope is set in writing before we start. Anything you add after signing is quoted separately and only built with your approval.
How do you move our data from our current PMS?
Migration is part of the build. We export your rooms, rates, guests, reservations and balances, import them, and verify everything with your team before you switch.
Who hosts it?
Your PMS runs in a cloud account your company owns, on SOC 2 Type II audited infrastructure. We set it up, configure backups and monitoring, and hand you the keys.
Can it handle multiple properties?
Yes. Every property runs side by side with one login, a portfolio dashboard, and roles so each person sees only what they should.
What does the money-back guarantee cover?
If your PMS doesn't do what we agreed in your signed scope and we can't fix it, you get a full refund. The full terms are on our Guarantee page and in your build agreement.
Do I have to pay for maintenance?
No. Bug fixes are free for the first full year. After that, ongoing support is optional, and because you own the code, any developer can work on it.
Will my team need training?
Training is part of every launch. We get your front desk, housekeeping and managers comfortable on the new system before you switch over.
Are you SOC 2 compliant?
Your PMS runs on SOC 2 Type II audited infrastructure. Occupancy Labs itself has not completed its own SOC 2 audit.
